That is what the marketing led with. Buyers in West Covina at this price are not shopping for a finished house. They are shopping for a lot they can grow into.

That is $118,000 over asking. Just under 17 percent.
What that actually means
A house that lists at $699,000 and closes at $817,000 did not sell because it was flawless. It sold because the price brought more qualified buyers to the table in the first ten days than the house could absorb, and they competed.
That outcome is not available to every property. It depends on the lot being genuinely worth more than the structure sitting on it, and on enough buyers reaching that conclusion in the same week. When those conditions are not there, pricing low is just leaving money on the table.
