Just Sold in Mission Viejo: A Remodeled 1967 Home at $1,625,000

The property
25291 Remesa Drive is a 1967 two-story home in Mission Viejo: three bedrooms, two and a half baths, 1,950 square feet on a 6,600-square-foot lot. On paper, ordinary for the tract. It wasn't.
The sellers had put more than $260,000 into it. A remodeled kitchen with Calacatta marble counters, an Ilve gas range and a Liebherr refrigerator. Custom cabinetry throughout. An in-ground pool, a detached bonus room set up as an office, and solar with battery backup that was paid off rather than leased. West-facing, with an open view corridor in front of it.
What we were actually selling
Not square footage. At 1,950 feet this home was never going to beat the larger floor plans in Mission Viejo on size, and pretending otherwise wastes everyone's time.
It was going to win on condition, and on the things a buyer cannot add later: paid solar, a pool already in the ground, a separate office building, and nothing blocking the view. That is what the marketing led with.
The numbers
Listed August 15, 2025 at $1,695,000. Closed November 4, 2025 at $1,625,000, or $833 per square foot.
The sellers had bought the house in March 2021 for $1,005,000. Four and a half years and roughly $260,000 of work later, they sold it for $620,000 more than they paid for it.
What this says about the Mission Viejo market
Homes above $1.5 million in Mission Viejo are a different market from the tract sales that make up most of the city's volume. The buyer pool is smaller and a great deal more particular, and those buyers are paying for finish quality rather than bedroom count.
If your home is heavily upgraded, that is an advantage. It is also a reason to expect a longer marketing period. You are not looking for a buyer. You are looking for the buyer who values the work at close to what it cost, and pricing has to leave room for that search.
